How to rent a parking space

With the increase in the number of cars, the problem of parking in cities is becoming more and more acute , so if you have a free parking space, you can profitably rent it out, receiving a stable income. But as in any legal relationship, even if the tenant is an acquaintance, it is better to formalize everything in order to avoid misunderstandings, so it is important to conclude a written contract for renting a parking space , because verbal agreements often lead to conflicts: changes in conditions, delays in payment, damage to property, etc.

When concluding a contract for renting a parking space, it is important that the following points are specified:

• A clear description of the parking space: address, number, area, type (open, underground, covered parking), technical characteristics and additional conditions (availability of video surveillance, security, markings, etc.).
• A specific rental period, for example, from March 1, 2025 to March 1, 2026, the terms of extension or early termination of the contract.
• Amount of rent, method of payment, "deadline" for payment (for example, by the 5th of each month).
• The possibility of transferring the lease rights to a third party (sublease) and the procedure for accessing the parking area (availability of keys, access cards).
• Means of communication (contact phone, e-mail).
• Additionally, sign the deed of acceptance and transfer of the parking space.

Sign the contract in two copies and be sure to keep your copy. Although a notarized certificate is not mandatory for renting a parking space, in some cases it may be appropriate, in particular, if the contract is concluded for a long period of time or for additional protection of the rights of the parties.
